Real Estate Staging

Most Realtors® market your home. As a REALTOR and an Interior Designer, I go one step further - I showcase your home!

Buyers come in all shapes and sizes, but they are similar in many ways:

  • They often complete their tour of the home in a few short minutes... "Staging the home" makes every second count by guiding the eye to the strengths of the home - and at the same time downplaying the weaknesses.
  • Often they arrange their furniture the same way that the current homeowners have arranged their furniture... Properly staging your home ensures that the rooms show space, warmth and function!
  • YOU ONLY GET ONE CHANCE TO MAKE A GOOD FIRST IMPRESSION! Buyers are heavily influenced by their first impressions. Staging your home ensures that a positive impression of the home is being made at every turn - even in the basement!
  • Buyers want a great house at a great price... "Staging" your home makes the furnishings support the value and asking price of the home.

Interior Design
Design your home to sell!
My suggestions and enhancements will dress up your home or condo in a hurry!  I will make each room inviting and functional with originality and style ...not a typical look of a model home. I may recommend several options such as additional lighting, removing personal items, etc.

Your home is a product.

There are many products in the store. What makes yours stand out from the others?

I will help you put a clean, uncluttered, beautiful product in the store. You will want to show off the architectural features of your house, not your possessions and personal belongings. Potential buyers have to visualize it as their home. Will it make a comfortable, beautiful home for them?

A checklist:

dd
  • Remove all family photos, which encourages the buyer to view the property as his home, not yours.
  • Check all light bulbs.  Increase wattage (if safe) in all areas of the home.
  • Clean out medicine cabinets thoroughly.  Have all of your medications, vitamins, and herbal items out of view.
  • Clean out under all cabinets in the kitchen and bathrooms.  Determine what you do not need and neatly organize the rest.
  • Empty linen closets down to the minimum and freshen paint.
  • Go through every closet and pack away what you are not currently using.
  • Remove all waste cans from bathrooms, kitchen and baths.  Place under counters or in closets so that they are not visible.
  • Box up your paperback books.  You may also consider contacting a library for a donation.
  • Plants should be clean and healthy.  Fresh flowers in the kitchen, living or dining areas and baths are nice for a showing or open house.
  • Place a bowl of hard wrapped candy by the front door with my business cards and listing sheet.  It encourages others to leave their information that they visited the property.
